The Planning and Zoning Department in collaboration with the Wynwood Business Improvement District (BID), has worked to establish the City of Miami’s first Neighborhood Revitalization District (NRD) within the Wynwood Arts District.
Wynwood Neighborhood Background
The Wynwood District was originally home to manufacturing and logistic companies such as the American Bakeries Company and Coca-Cola. The area also gained recognition for the section known as the Garment District with the influx of clothing retailers and manufacturers. As these companies moved out of Wynwood leaving many of the buildings uninhabited, the neighborhood experienced a decline. Starting in the late 1990’s to the early 2000’s, Wynwood began to experience revitalization as the area became home to various art galleries.NRD-1 Concept
Wynwood is transitioning into a globally recognized destination for art, fashion, innovation, and creative enterprise. It is vital that the Wynwood Arts District accommodate new uses and development while creating new public and private open space opportunities for its existing and future residents. The NRD-1 will establish a series of protective regulations to guide the transition from an industrial district into a diverse, mixed-use area to include industrial, retail, and residential components. The NRD-1 regulations will also preserve the unique street art and industrial characteristics of the current Wynwood Arts District while promoting an environment where people work, live, and play.
Goals of the NRD-1 are:
Preserve industrial and artistic character.
Enhance pedestrian experiences and promote diverse housing options.
Fund public open space and centralized parking.
Community Involvement
As a part of the neighborhood revitalization efforts, the City of Miami’s Planning and Zoning Department hosted public meetings to engage the community in the process.
